By accessing, browsing, or utilizing the services of Sannidhi Design Studio through our website (sannidhidesignstudio.com), communicating with our representatives on WhatsApp, or executing preliminary consultation forms, you confirm that you have read, understood, and agreed to be bound by these Terms & Conditions.
If you enter into a signed Turnkey Construction Agreement, Civil Contract, or Architectural Planning Assignment with Sannidhi Design Studio, the terms of that specific written agreement shall take precedence in case of any specific variance with general website guidelines.

Scope of Professional Services
Sannidhi Design Studio provides end-to-end architectural and civil construction services across Bangalore, including:
- Turnkey Residential Construction: Comprehensive material-plus-labour execution from foundation excavation to final key handover.
- Architectural Planning & Design: 2D space planning, Vastu-compliant layout formulation, working drawings, and 3D elevation renders.
- Civil Consultancy & Structural Detailing: Concrete frame design, reinforcement schedules, beam/column engineering, and on-site structural inspections.
- Sanction Plans & Coordination: Preparing technical documentation conforming to BBMP, BDA, and local municipal bylaws.
- Renovation & Structural Retrofitting: Column jacketing, load redistribution, floor additions, and modern facade upgrades.
- Residential Interiors: Modular kitchens, acrylic/veneer wardrobes, false ceiling design, and architectural lighting.

Consultations, Estimates & Quotation Validity
Preliminary cost assessments, online estimators, and telephonic quotes are provided as indicative estimates based on standard Bangalore benchmarks. Official quotations and itemized Bills of Quantities (BOQ) are issued following physical site inspection and boundary verification.
Written quotations remain valid for a period of thirty (30) days from issuance, after which prices may be adjusted to reflect changes in raw material commodity rates (steel, cement, aggregates) or modified architectural requirements.

Intellectual Property Rights
All intellectual property rights pertaining to floor layouts, architectural sketches, 3D elevation digital renders, scale model designs, custom structural details, brand logos, website copy, and photography are the proprietary property of Sannidhi Design Studio.
Clients commissioning architectural designs are granted an exclusive license to construct the specific project on their designated site upon full payment of architectural fees. Reproducing or reselling our custom blueprints to third-party developers without prior written authorization is strictly prohibited.

Client Responsibilities & Site Clearances
For seamless on-site execution, clients are responsible for:
- Providing clear, unencumbered physical site access and verifying demarcated boundary lines.
- Providing clear title documentation and obtaining statutory building plan sanctions from local authorities (with documentation assistance from our team).
- Arranging temporary construction electrical power (BESCOM) and borewell/tanker water supply required for concrete curing and masonry.
- Reviewing and approving material samples and design submittals in accordance with project milestone schedules.

Milestone Payment Structure
Turnkey construction and interior contracts operate on a transparent, stage-linked milestone structure. Payments are tied to verified civil milestones rather than arbitrary calendar dates:
- Mobilization & Foundation Excavation
- Plinth Beam Casting & Anti-Termite Treatment
- RCC Slab Casting for Each Respective Floor
- Block Masonry, Electrical Conduit & Plumbing Rough-ins
- Internal & External Plastering
- Flooring, Tile Laying & Painting Finishes
- Final Fixture Installation & Formal Handover
Work on subsequent milestones commences upon settlement of the preceding verified stage payment to ensure continuous material supply and labor deployment.

Warranties & Quality Guarantees
We stand firmly behind the caliber of our workmanship:
- 15-Year Structural Guarantee: Applicable to all RCC footings, columns, beams, and slabs constructed under our full turnkey execution, validating structural integrity against load settlement.
- 10-Year Interior Warranty: Applicable to modular factory woodwork utilizing authentic IS:710 marine-grade BWP plywood.
- 1-Year Post-Handover Defect Liability: Dedicated maintenance coverage addressing minor plumbing, electrical, or settling adjustments at zero additional labor cost.

Governing Law & Dispute Resolution
These Terms & Conditions and all contractual arrangements entered into with Sannidhi Design Studio shall be governed by and interpreted in accordance with the laws of India. Any disputes arising out of or in connection with our services shall be subject to the exclusive jurisdiction of the competent courts in Bangalore, Karnataka.
